Suspended Late Fees - Instructions for providing proof of loss:
Until further notice we will be suspending late fees, as we did after the Memorial Day tornadoes.
Monthly rent is still due, but we understand your ability to pay may be delayed or interrupted. If you are not able to pay your rent due to the Covid-19 pandemic we will work with you, on a case by case basis.
Please provide a letter from your employer indicating loss of employment due to Covid-19 and proof that you have applied for unemployment.
You may text or email this proof to us at Matt@RentMGM.com, 937-274-8142. Your email or text must include your full name and full address in the subject line and in the email. If your income has been indirectly affected (seasonal work that had not started yet but will be delayed, a co-signer that assists you with income that has lost their income, child support from a person whose income has been affected by Covid-19, etc.) you must provide proof of this loss of income in writing.
During this time, until we are instructed not to, we will still issue 3 day notices to any resident with a past due rent balance. We will also include the information above with each notice. The 3 day notice will provide a balance due for informational purposes.
If you are in need of a past due rent notice, prior to receiving one from us, to use to apply for rental assistance you may request one via email, text or by calling our office. Please do not stop in to our office to make this request as we will need time to prepare this notice.
Service Requests/Emergencies Only:
During this time we ask for your help in reducing service calls to EMERGENCIES ONLY. Please
help us keep our vendors safe by actively finding solutions to your non-emergency service
requests. Many issues can be solved with a simple Google search and videos are available on
our website which show how to fix common issues such as tripped
circuit breakers, resetting GFCI outlets, etc. Remember, replacing batteries, light bulbs, furnace
filters, using a plunger on a clogged drain and many more simple tasks can be performed by you
with no special tools needed.
If you do call for service we ask that you inform us if anyone in your home is showing any signs
of illness. We will allow our vendor, and the nature of the service request, to determine
whether service is provided. We will track all service calls that are delayed and they will be
dispatched when it is safe for all involved to do so.
If you know of any resident of ours that does not receive email, cannot currently access their
emails or does not routinely check their email accounts please make them aware of this
information. If you post to social media please consider posting this information so that other
landlords can see they have options at this time.
If you feel you are experiencing circumstances not covered above please contact our office
directly via email or text. Remember, we are a small family run business and we apologize if our
response is delayed as we try to work through the many challenges we are all facing during this
In order to maintain safe distancing and for the health of the public in general and our staff:
Effective Monday March 16th our offices will remain open during normal hours but we will transact business via phone, email, text and through our closed office entry door.
Service may be reported as usual to our service line BUT if anyone in your home is showing signs of illness, and the service request is not an emergency, we will allow the maintenance person to decide if they will enter your home or not.
We strongly recommend setting up online rental payments via Renttrack.com. Rent may also be paid through our drop slot and via mail.
